LANDLORD'S - LOOKING TO RENT YOUR PROPERTY?

Church's are fully committed to delivering the service and the results you expect as a landlord and achieving the best possible rents as possible.

A full comprehensive letting service is offered by Church's designed to remove you, the landlord, from the day-to-day involvement of renting your property. Whichever service you choose, our aim is to ensure we find the ideal tenants and make the process as straightforward as possible for the landlords of properties in our care.

High profile, full colour advertising, intensive web marketing, prominent high street position, local presence and many years of experience of the local market, all lead to the maximum exposure for your property.

We find the right tenant by conducting initial enquiries. Tenants are required to complete a detailed application form which is then submitted to our referencing company, which makes its own detailed enquiries, which hopefully lead to certification. In some cases where a guarantor is recommended, the guarantor is also subject to the same process. If there are exceptions, we inform the landlords and gain a final decision from the landlords.

LETTING AND MANAGEMENT
In addition to the let only service (landlords who would like a full comprehensive service designed to remove the day to day involvement of managing the property)

Our services cover:

  • Credit referencing
  • Monitor, chase, follow up and advise on activates
  • Coordinate gas safety certification
  • All communication with tenants
  • Periodic visual inspections
  • Arrange and deal with day to day repairs also deal with contractors
  • Remit and deal of the balance of funds due to you
  • Comprehensive inventory service available
  • Check in and check out (including a report on damages) service available
  • Liaise with tenants to relet or remarket the property

  • Let Only Services 9.6% Inclusive of vat.
  • Let and Rent Collection Services 12.0% Inclusive of vat.
  • Fully Managed Services 14.4% Inclusive of vat.
  • Alterations to the Standard Agreement whether by Landlord or Tenant Charge £50.00 including vat with an Additional Administration Charges £75.00 including vat.
  • All Church's Fees and Services are subject to a minimum fee/s of £600.00 inclusive of vat.

PROSPECTIVE TENANTS

Finding a home to rent can be at times stressful and daunting. At Church's we help you find the ideal property that meets your requirements and make the process as straightforward as possible.

If you are interested in renting a property with Church's you will need to complete an application form and provide information for credit checking and referencing. A previous landlord reference may be required.

The fees will be payable on selection of a property to rent, the fees are applicable to each property , additional fees will be applicable if any changes or additional administration to any of the instructed and agreed services.

The Fees Payable to each Property to a maximum of two adults £400.00 inclusive vat.

Guarantor £120.00 inclusive vat.

Additional Copies of the Tenancy Agreement £60.00 inclusive vat.

Alternations to the Standard Agreement either by the Landlord or Tenant Charge £50.00 including vat with an Additional Administration Charges £75.00 including vat.

The application then will be processed.

Please note:

The outcome and final decision will always be at the discretion of the landlord. Church's Residential Lettings Ltd Enfield and the landlord can, without any prior notice, refuse any prospective tenant a tenancy agreement.

General conditions and the requirements of individual landlords certain criteria will apply, for example the acceptance of pets etc.

All Lettings undertaken by Church's Residential Lettings Limited are not regulated by the NAEA and nor do we hold Client Money Protection (CMP) Insurance in place for those (Clients') transactions.
